Mental Shortcuts
Multiply by 11 and subtract 2-3%
This works because 10.7639 is close to 11. The shortcut overestimates by about 2.19%, which you correct by subtracting roughly 2-3%.
The double-digit trick (for round numbers)
For multiples of 10: multiply by 10 (shift decimal) and add 8% of that number. So 70 m2: 70 x 10 = 700, plus 8% = 56, total 756. Exact answer: 753.47. The approximation is within 0.3%.
How to Measure a Room in Square Metres
Rectangular room
Measure length and width in metres. Multiply: 4.5 m x 3.2 m = 14.4 m2 (155 ft2). Use a laser distance tool for accuracy.
L-shaped room
Split into two rectangles. Measure each separately. Add results together. Example: 5 m x 4 m = 20 m2, plus 3 m x 2 m = 6 m2, total = 26 m2 (280 ft2).
Circular room or alcove
For a circle: pi x radius squared. A circular room of 3 m radius: 3.14159 x 9 = 28.27 m2 (304 ft2). For alcoves: add rectangular sections individually.
Including or excluding walls
In the UK, floor area is typically measured to the internal face of walls (net area). In some European countries, external wall area is included (gross area). When comparing listings, check which method applies.
Common Mistakes
Converting metres to feet before squaring
Wrong: 4 m = 13.12 ft, then 13.12 ft2 (not correct). Correct: 4 m x 4 m = 16 m2, then 16 x 10.7639 = 172.22 ft2. Always work in m2 first.
Using 10.8 or 11 for precision work
Using 10.8 instead of 10.7639 introduces a 0.15% error, which is 162 ft2 on a 100,000 ft2 warehouse. For construction or legal documents, always use the full factor.
Mixing gross and net floor area
Net Internal Area (NIA) excludes walls, columns, and structural elements. Gross Internal Area (GIA) includes them. A 100 m2 GIA flat might be only 85 m2 NIA. Always confirm which measure is used.
Forgetting that area conversion is not linear
Doubling the linear dimension quadruples the area. A room that is 2x wider AND 2x longer is 4x the area, not 2x. This trips up people estimating extensions or warehouse sizing.
